> You can refinance an SBA loan, or refinance other debt into one. When each path makes sense, the SBA benefit test, prepayment penalties, costs and timing.

You can refinance an SBA loan, and you can refinance other business debt into one. The second is far more common: a 7(a) loan paying off expensive short term debt over ten years. Moving an existing 7(a) to a new SBA lender is allowed only in narrow cases, and property has its own 504 program. Here is how each path works and what it costs.

## Key facts
- **Most common path:** Other debt refinanced into a 7(a)
- **The SBA test:** A clear benefit, usually a payment at least 10% lower
- **Existing 7(a) to a new lender:** Narrow; mainly when your lender will not modify
- **Real estate:** The 504 refinance program, with limited cash out
- **Typical timing:** 45 to 90 days for a 7(a), 60 to 120 for a 504

## When does it make sense to refinance an SBA loan?

When the new payment is clearly lower and you recover the costs within a year or two. The usual triggers: a balloon or rate reset on the bank half of a 504, a variable 7(a) rate that has climbed with prime, a business that now qualifies for bank pricing, or a need for more capital.

It makes less sense inside the penalty window. A 7(a) loan of 15 years or more charges 5%, 3% or 1% of the balance in its first three years, and a 504 debenture carries a declining penalty for about ten; [SBA prepayment penalties](https://businessloanbroker.ai/guides/sba-loan-prepayment-penalties/) has the schedule. Quick test: the new payment at least 10% lower, with costs recovered within two years.

## How do you refinance other debt into a 7(a) loan?

By showing the old debt was for a business purpose, is current, and that the new loan improves your cash flow. The SBA lets an [SBA 7(a) loan](https://businessloanbroker.ai/business-loans/sba-7a-loans/) refinance term loans, lines, credit cards, equipment and balloon notes, and merchant cash advances. Most lenders apply a 10% payment reduction as the benefit test; confirm the current rule with your lender.

The file is the standard 7(a) package plus a debt schedule and payoff letters for every loan being retired. The lender pays each creditor at closing and terminates their UCC filings. Three or more open advances or falling deposits usually mean a decline; [refinancing business debt](https://businessloanbroker.ai/situations/refinance-business-debt/) covers the fixes.

## Can you refinance an existing 7(a) with another lender?

Sometimes, but the SBA keeps this narrow. The well known rule is that a new SBA loan can pay off an existing one only when the current lender has refused to modify the terms and the new loan still delivers a substantial benefit.

So the first move is to ask your current lender for a modification: an extension, a deferment or a new amortization can often be done in two to six weeks with no new guarantee fee. If that fails, the paths are a new SBA lender under the rule above, or a conventional bank loan once the business qualifies, which drops the guarantee fee but usually shortens the term.

## How does the 504 refinance program work?

It moves an existing commercial mortgage or heavy equipment loan into the 504 structure: a bank first lien, a fixed rate debenture, and your equity. The property must be owner occupied and the debt must have funded eligible fixed assets, typically at least six months earlier. Without cash out, the combined loans can typically reach 90% of appraised value. With cash out for business expenses, the cap is lower.

Recent rules also allow some existing SBA loans to be refinanced this way; ask a certified development company. The alternative is a conventional [commercial real estate loan](https://businessloanbroker.ai/business-loans/commercial-real-estate-loans/), which closes faster but needs 20% to 35% equity.

## What does it cost, and how long does it take?

Typically 2% to 5% of the loan, and 45 to 90 days for a 7(a) or 60 to 120 for a 504. A new 7(a) pays a new guarantee fee of 0% to 3.75% of the guaranteed portion, plus packaging fees of $2,000 to $5,000. Property adds an appraisal at $2,000 to $5,000 and an environmental report at $1,500 to $3,000. Any prepayment penalty sits on top.

The slow parts are payoff letters, UCC terminations and the appraisal, each of which can take two to four weeks. Request payoff letters the day you apply, since most expire within 30 days. [How long business loans take](https://businessloanbroker.ai/guides/how-long-it-takes/) covers the rest.

## Questions and answers
**Can I refinance a merchant cash advance into an SBA loan?**

Yes, when the advance funded the business, your deposits are stable, and you have no more than one or two advances open. The lender gets a payoff letter and pays the advance at closing. With three or more advances most SBA lenders decline until at least one is paid down, so finish the shortest one first.

**Does refinancing an SBA loan reset the guarantee fee?**

A new 7(a) loan does: you pay a fresh guarantee fee on the guaranteed portion, 0% to 3.75% depending on size and the fiscal year. A modification with your current lender does not, which is one reason to ask for one first. On a 504 refinance the debenture fees, typically 2% to 3%, are financed.

**Can the same lender refinance my SBA loan with a new SBA loan?**

Only in limited circumstances, because the SBA does not want a lender using a new guarantee to cover a loan that has gone bad. In practice the same lender offers a modification instead: a longer maturity, a deferment, or a new amortization. Ask for that, and confirm the current rule with the lender.

**Is it worth refinancing a 7(a) loan into a conventional loan?**

Often, once your business has two or three years of clean returns and bank grade credit. You drop the guarantee fee and may get a lower rate, but you usually give up the ten year term for a five year loan with a balloon or reset. Compare the total cost over the years you expect to hold it.
