How does SBA pricing work?
The lender sets the rate as prime plus a spread, and the SBA caps the spread by loan size and term. Rates are usually variable and adjust with prime. The SBA also charges a guarantee fee on the guaranteed portion of larger loans, which lenders typically finance into the loan. The estimate applies a typical fee percentage to the guaranteed portion (75% on loans over $150,000) and assumes no fee on smaller loans, which matches the SBA's recent fee schedule. The SBA updates fees each fiscal year, so treat this as an estimate and confirm with your lender.
